Page Street — Hayes Valley
Value-add co-living transformation in a prime San Francisco neighborhood
The Opportunity
This Hayes Valley property was a classic San Francisco value-add opportunity: a dated 7-unit building with inefficient floor plans and deferred maintenance. The existing layout underutilized the building's potential in one of San Francisco's most desirable neighborhoods, where demand for quality housing far exceeds supply.
Our Approach
Blok Capital executed a comprehensive co-living conversion, transforming the original 7 units into 30 bedrooms configured as 4-bedroom, 2-bathroom units. Our in-house team managed the renovation from design through completion, reconfiguring floor plans to optimize space utilization. We also identified an opportunity to add 2 new units by converting underutilized space—all at approximately 35% below market contractor costs.
Scope of Work
- Complete floor plan reconfiguration
- Co-living unit conversion (4BR/2BA format)
- Kitchen and bathroom renovations
- New unit construction (+2 units)
- Electrical and plumbing upgrades
- Common area improvements
The Results
The transformation increased the property's bedroom count from 7 to 30—a 4x increase in rental capacity. The co-living format commands premium rents in Hayes Valley. The addition of 2 new units further enhanced income potential. This project demonstrates Blok Capital's ability to identify and execute creative value-add strategies.
